Cheval is an affluent, gated golf-course community in northwestern Hillsborough County, bordered by Dale Mabry Highway to the east and the Suncoast Parkway to the west. Every address in the CDP uses "Lutz, FL" as its mailing city (Cheval sits entirely within the broader unincorporated Lutz area), which makes it easy for apartment sites to mislabel nearby Lutz-area new-builds as being "in Cheval" when they're actually outside the official Census boundary.

Cheval's housing stock is overwhelmingly owner-occupied single-family homes inside the gated country-club community; conventional rental apartment stock is genuinely thin, with Lake Carlton Arms standing out as the one verifiable traditional complex inside the CDP as of mid-2026.
