Spring Hill, an unincorporated community in Hernando County roughly 40 miles north of Tampa, is overwhelmingly a single-family-home market, but a growing cluster of garden-style apartment communities has emerged along its Commercial Way, Mariner Boulevard, and Spring Hill Drive corridors. Several large communities have opened or broken ground since 2024, reflecting the area's continued suburban growth along the Suncoast Parkway.

As of mid-2026 public listings, one-bedroom rents in Spring Hill's newer communities (Livano Nature Coast, Pointe Grand Spring Hill) generally start in the $1,400-$1,600 range, while older or income-restricted properties near Omaha Circle and Portillo Road (Hammock Ridge II, Mariner Apartments) start closer to $1,000-$1,300. Newer duplex-style villa rentals like The Villas at Seven Hills command a premium, starting around $2,000.

Tour with the AC running and ask about hurricanes. Humidity control is the difference between a fine unit and a moldy one; ask how old the AC is. And ask directly how the building handled the last major storm — communities that performed well say so happily, and reviewers call out the ones that didn't.
