Every number below is fictional. Change any amount to see how it affects the comparison. A blank required field means the quoted cost is incomplete; enter 0 only when you know no charge or rent credit applies. Deposits and variable allowances are optional: leave them blank if unknown, and the known quoted-cost totals still work. Your entries stay in this page and are not saved or sent.
Worked example: compare complete quotes over the same 12-month term.
| Comparison | Palm A | Grove B |

| Effective monthly lease cost | ||
| Estimated monthly cost including variable allowance | ||
| Potentially refundable deposits, separate |
Formula: ((monthly rent + recurring fees) × lease months − confirmed dollar rent credit + one-time nonrefundable fees) ÷ lease months. Add the variable monthly allowance for an estimate that includes your utility and other variable-cost assumptions. Deposits are cash you may need up front, and repayment depends on the agreement and circumstances.
Only subtract a confirmed dollar rent credit that applies over the lease. Exclude gift cards, noncash offers and deposit waivers. Reflect a fee waiver in the relevant fee input rather than subtracting it again as a rent credit.
Use the same lease term and cost categories for both quotes. The effective monthly figure spreads the confirmed rent credit and one-time fees across the lease; it is not the monthly bill or the amount due at signing. Confirm when each payment and credit actually applies, and any conditions for retaining a rent credit.
