Three Oaks is a fast-growing unincorporated community in south-central Lee County, wedged between Estero and San Carlos Park just off I-75's Alico Road exit. Almost all of its apartment stock is concentrated in one large master-planned neighborhood, Portofino Vineyards, which has expanded in phases since the late 2010s.

Rents across the three Portofino Vineyards phases run roughly $1,530-$3,600 for one- to three-bedroom apartments as of mid-2026, with the newest phase (The Orchard) commanding the highest prices for brand-new construction.

Tour with the AC running and ask about hurricanes. Humidity control is the difference between a fine unit and a moldy one; ask how old the AC is. And ask directly how the building handled the last major storm — communities that performed well say so happily, and reviewers call out the ones that didn't.
