Venice Apartment Complexes — Pros & Cons From Real Resident Reviews

13 communities reviewed · Updated Jul 2026

Venice is a Gulf Coast city in Sarasota County built around a walkable, Mediterranean Revival-style downtown, Venice Island beaches, and the fast-growing Wellen Park/West Villages master-planned community to its south. Rental options split between older, moderately priced mid-rise communities closer to Venice Island and Jacaranda West, and newer, amenity-heavy apartments and build-to-rent home communities clustered around Wellen Park, Capri Isles, and the I-75 corridor.

As of mid-2026 public listings, 1BR rents at Venice's older, established communities (Woodmere, Azure at Capri Isles) run roughly $1,300-$1,400, while newer builds near Jacaranda Blvd and Wellen Park (Marlowe Jacaranda, The Archer, Tropia Wellen Park, The Lawrence at Wellen Park) list 1BRs from about $1,550-$1,700+. Age-restricted 55+ communities such as Solea Wellen Park and The Floridian Club of Sarasota price 1BR units higher, generally $1,800-$2,000.

Florida renter essentials

Renters insurance is not optional here. Most Florida leases require it, and standard policies do NOT cover flood damage — that needs a separate flood policy, even in an apartment. Before signing, look up the building's flood zone on FEMA's flood map service and ask which evacuation zone it sits in.

Ask about the real monthly cost. The most common complaint in Florida apartment reviews isn't noise — it's fee stacking: valet trash, common-area electric, mandatory bulk internet, pest control, admin and tech fees. Get the full itemized monthly figure in writing before you apply.

Tour with the AC running and ask about hurricanes. Humidity control is the difference between a fine unit and a moldy one; ask how old the AC is. And ask directly how the building handled the last major storm — communities that performed well say so happily, and reviewers call out the ones that didn't.

About these pros & cons How we build these pages: we read publicly available resident reviews (Google, ApartmentRatings, Yelp, Reddit and similar) for each community and summarize the recurring themes in our own words. We don't copy review text, we don't display star ratings we didn't compute, and no complex has paid to appear or to have anything removed. Cons reflect what residents report — experiences vary. Rent ranges come from public listings and change often; always confirm current pricing, fees and policies with the property directly.
