Pine Hills is a large, unincorporated community in west Orange County bordering Orlando, built out mostly in the mid-20th century as a working- and middle-class suburb. Its apartment stock is older on average than much of metro Orlando, dominated by garden-style communities from the 1970s-1990s with prices generally below the Orlando city average.
As of mid-2026, Pine Hills remains one of the more affordable rental submarkets close to downtown Orlando, with 1- and 2-bedroom units commonly available well under $1,500, though renters should expect more variability in property condition and management quality than in newer-build areas.
