What residents like

  • New construction (built 2021) with modern finishes like stainless appliances and island kitchens
  • Strong renter feedback overall, with most reviewers rating their experience highly
  • Direct access to the West Orange bike trail and walking paths, plus a dedicated dog park
  • Elevator-served 4-story building with 24-hour access and controlled entry

Common complaints

  • Layered fee structure — amenity fee, garage parking fee, and other add-ons stack on top of base rent
  • Limited walkability outside the immediate community; a car is needed for most errands
  • Rent sits noticeably above city and county averages for comparable Orlando-area suburbs

Our take

Avenue on Oakland is a newer, amenity-rich mid-rise community and effectively the only true apartment complex within Oakland's town limits, with most other "Oakland" listings actually being single-family rentals or complexes in neighboring Winter Garden and Clermont. Renter feedback skews strong, with residents citing the modern units, pool, and trail access as highlights, tempered by some grumbling over the stack of extra monthly fees. It suits renters who want new construction and resort-style amenities near Winter Garden without living inside the city itself.

About these pros & cons How we build these pages: we read publicly available resident reviews (Google, ApartmentRatings, Yelp, Reddit and similar) for each community and summarize the recurring themes in our own words. We don't copy review text, we don't display star ratings we didn't compute, and no complex has paid to appear or to have anything removed. Cons reflect what residents report — experiences vary. Rent ranges come from public listings and change often; always confirm current pricing, fees and policies with the property directly.
