Florida Renters Insurance and Flood Coverage Guide

Updated Jul 2026 · Florida renter research from iMovingToFlorida

A landlord's policy generally protects the building, not everything you own. Florida renters should also understand that flood coverage may require a separate policy or endorsement.

What a renters policy can cover

Depending on the policy, renters insurance may cover personal property, personal liability, medical payments to others and additional living expenses after a covered loss. Compare replacement-cost coverage with actual-cash-value coverage and check special limits for jewelry, electronics and other valuable items.

Flood coverage needs a separate check

Do not assume a standard renters policy covers flooding. Florida's Department of Financial Services advises renters to ask whether flood protection is available by endorsement or through a separate policy. Check the exact apartment address and speak with a licensed insurance professional before move-in.

Questions to ask before buying

  • Does the lease require a specific liability limit?
  • Is replacement-cost coverage included?
  • What is the hurricane or windstorm deductible?
  • Are temporary living expenses covered?
  • Is flood damage excluded, endorsed or separately insured?

This is general educational information, not insurance advice. Coverage varies by company and contract.
