Florida Apartment Tour Checklist

A polished model unit cannot answer the questions that matter after move-in. Tour the actual unit when possible and document every answer.

Inside the unit

• Run the air conditioning and check airflow in every room.
• Look around vents, windows, cabinets and baseboards for moisture staining or musty odors.
• Test water pressure, hot water, outlets, appliances, locks and window operation.
• Ask which utilities are individually metered and which are allocated across the property.

Around the community

• Visit after work and on a weekend to evaluate parking and noise.
• Check gate operation, package storage, trash areas and the actual route from parking to the unit.
• Ask how guest parking works and whether towing is actively enforced.
• Confirm whether the amenities shown are open, included and available during your schedule.

Florida-specific questions

• What flood and evacuation zones apply to the exact address?
• How does management communicate before and after severe weather?
• What pest-control service is included?
• Has the unit or building had recurring water intrusion?
• Can renters install hurricane-preparation materials, or does the property handle them?

Before paying

Get the unit number, rent, lease term, concessions, deposit and every recurring fee in writing. Verify that the quoted unit—not only the model—matches what you toured.
