What residents like

  • Marketed and built specifically as workforce/family housing for the Keys, a rare designation that helps explain rents well below typical Marathon condo pricing
  • Brand-new 2024 construction means modern fitness center, clubhouse, and energy-efficient appliances throughout
  • In-unit washer/dryer included standard, unlike much of the older Keys rental stock

Common complaints

  • Even as the area's more affordable option, a 1-bedroom still requires roughly $94,000/year in income by the standard 30%-of-income guideline — a reflection of how expensive the broader Keys market is
  • As a first-year property, there's no independent resident review history yet to verify long-term maintenance quality
  • Set back from the water on Coco Plum Dr rather than directly waterfront, unlike some of the pricier condo rentals in town

Our take

CoCo Vista is a brand-new (2024) apartment community built explicitly as more attainable family housing for the Florida Keys, with a clubhouse, fitness center, and included in-unit laundry. Rents are still high by mainland Florida standards but represent one of the more accessible options in an otherwise very expensive Marathon rental market.

About these pros & cons How we build these pages: we read publicly available resident reviews (Google, ApartmentRatings, Yelp, Reddit and similar) for each community and summarize the recurring themes in our own words. We don't copy review text, we don't display star ratings we didn't compute, and no complex has paid to appear or to have anything removed. Cons reflect what residents report — experiences vary. Rent ranges come from public listings and change often; always confirm current pricing, fees and policies with the property directly.
