Off-campus student housing that markets itself as being "near FGCU," such as Eagle Walk and The Reef Student Living, verifies via Census geocoding to Estero village, not the FGCU CDP itself. The only housing genuinely inside the CDP boundary is FGCU's own on-campus apartment-style residence communities (South Village, North Lake Village, and West Lake Village), which are university-operated with academic-year contracts rather than private-market leases.
