Fern Park is a small, densely built unincorporated community in Seminole County wedged between Casselberry and Altamonte Springs, just north of Orlando. It has very little distinct commercial identity of its own, and most large apartment communities that show up in a "Fern Park" search actually carry Casselberry, Maitland, or Altamonte Springs addresses.

As of mid-2026, Fern Park's own rental stock inside its official CDP boundary is limited to a small number of properties — Census address verification confirmed only one apartment community, Advenir at Magnolia, actually falls within Fern Park itself, with the bulk of larger complexes nearby (Marvera Casselberry, Cortland Lake Howell, The Shores at Lake Howell, and others) sitting just across the line in Casselberry.
