Where your family can live near an A-rated school district without overpaying — ranked by home-price-to-school-rating ratio across Florida.

Short answer: St. Johns County (Jacksonville southside) consistently wins on both school quality AND affordability — A-rated district statewide with median home prices still under $475k in most feeders. Seminole County (north Orlando) is close behind. Runners-up: Martin County (Treasure Coast), Sarasota County, and Clay County (southwest Jacksonville suburbs). Here is the full breakdown.

How we ranked affordability vs school quality

Florida grades every district A through F using a combined metric (test scores, graduation rate, college/career readiness). There are 67 districts statewide; currently 21 are rated A. We cross-referenced A-rated districts against median home price in their primary feeder zones using Q1 2026 Zillow data, then computed "A-rated dollars per sq ft" — lower is better.

1. St. Johns County

A-rated, median home price $465k, $215/sq ft. St. Johns County has held an A rating continuously since 2010, longer than any other large Florida district. Notable schools: Bartram Trail HS, Creekside HS, Ponte Vedra HS. Downside: the county has grown 60%+ in 10 years, so new construction is everywhere and traffic on US-1 and SR-9B is worsening fast. Upside: most neighborhoods are zoned for A-rated schools (not just one or two zip codes), so you have real choice.

Where to live: Nocatee (master-planned, newest), Durbin Crossing, Julington Creek, Fruit Cove, World Golf Village.

2. Seminole County

A-rated, median home price $435k, $232/sq ft. Seminole is the family-first alternative to urban Orlando. Top schools: Lake Mary HS, Oviedo HS, Hagerty HS. The county has kept its A rating since 2015. Downside: less new construction than St. Johns — most homes are 1980s–2000s builds, so you budget for updates. Upside: mature tree canopy, walkable historic downtowns in Sanford and Winter Springs, and direct SunRail access to downtown Orlando.

Where to live: Lake Mary, Oviedo, Winter Springs, Longwood.

3. Martin County

A-rated, median home price $495k, $245/sq ft. Smaller Treasure Coast county north of Palm Beach. Top schools: Jensen Beach HS, South Fork HS. Martin's reputation is for strict growth controls — very little new tract housing — which keeps traffic and school crowding in check. Downside: limited inventory means waiting 3–6 months for the right listing. Upside: you get a high-end coastal lifestyle without South Florida prices.

Where to live: Stuart, Palm City, Jensen Beach, Hobe Sound.

4. Sarasota County

A-rated, median home price $520k, $268/sq ft. Gulf Coast county with top-tier schools: Pine View (#1 magnet in Florida), Riverview HS, Venice HS. The catch: Sarasota County has four distinct markets — the beach (Siesta Key, Lido) is $2M+, Venice and North Port are much more accessible. Families typically land in Palmer Ranch, Lakewood Ranch (partly in Manatee County — check your address carefully), or Venice.

Where to live: Venice, Palmer Ranch, parts of Lakewood Ranch, North Port.

5. Clay County

A-rated, median home price $365k, $178/sq ft. Clay County is the budget-friendly alternative to St. Johns — just southwest of Jacksonville, a 30-minute commute to downtown. Top schools: Fleming Island HS, Oakleaf HS. Housing here is 20–25% cheaper than St. Johns for comparable square footage. Downside: less walkable, more subdivision-on-subdivision development. Upside: you can get a 4-bed/3-bath in an A-district for under $400k in 2026, which is getting rare in Florida.

Where to live: Fleming Island, Orange Park, Oakleaf Plantation.

6. Nassau County

A-rated, median home price $435k, $200/sq ft. North of Jacksonville, includes Fernandina Beach and Amelia Island. Top schools: Yulee HS, Fernandina Beach HS. Smaller district means smaller class sizes (average 18 vs 23 statewide). Downside: limited commercial density — families drive 20+ minutes for anchor shopping. Upside: true small-town feel within an hour of downtown Jacksonville.

Where to live: Yulee, Fernandina Beach, O'Neil.

Districts worth knowing that nearly made the list

Collier County (Naples): A-rated but median home price $725k knocks it off most affordability rankings. Walton County (30A area): A-rated, $895k median — same issue. Okaloosa County (Destin, Fort Walton Beach): A-rated with surprising value in the Crestview area at $385k median. Alachua County (Gainesville): A-rated, extremely affordable ($310k median) — but it is a college-town economy, so job options outside UF are thin.

What about private or charter?

Florida's school choice ecosystem is unusually robust. The state's Family Empowerment Scholarship covers up to full private-school tuition for most families regardless of income since 2023. That means a family in a B- or C-rated district can still send kids to top private schools at little or no cost. Tampa, Orlando, and Jacksonville all have dense private and charter networks. This can flip the "which district" calculation entirely — if you are willing to drive 15 minutes, your district rating matters less.

What to check before you buy

  • Get the specific school zoning — not just the district. Within an A-rated district, individual school ratings range A through C. Check fldoe.org for the current grade at your specific schools.
  • Confirm the feeder pattern. A great elementary may zone to a mediocre middle school. Plan the full K–12 path.
  • Watch for rezoning. Fast-growing counties redraw zones every 3–5 years. A school you thought you had may be reassigned before your kid arrives. Call the district office and ask about pending rezoning before you close.
  • Visit the school. Online rankings capture 30% of the reality. Walk the halls, talk to parents in the pickup line.
