South Miami Heights is an established, densely populated unincorporated community in Miami-Dade County southwest of Cutler Bay, developed mostly in the 1960s-80s as single-family and duplex housing. Large, branded apartment complexes are scarce; most of the rental stock is individually owned houses, duplexes, and small multiplex buildings rather than big communities.

As of mid-2026, one-bedroom rents in South Miami Heights run roughly $1,400-$2,000, with the notable exception of the income-restricted Quail Roost Station development; renters searching aggregator sites will also see numerous complexes branded "Princeton" or listed under Cutler Bay addresses nearby that actually fall outside the South Miami Heights CDP boundary.
