What residents like

  • Newer mid-rise construction with a wide unit mix from studios up to 3-bedroom layouts
  • Sits directly along the Ludlam Trail redevelopment corridor, a walkable/bikeable linear park connecting to Coral Gables
  • Modern in-unit finishes and private balconies uncommon in Coral Terrace's older 1950s-60s housing stock

Common complaints

  • Rents run well above the area's older single-family and duplex rental stock
  • Parking is more limited than in older garden-style communities nearby
  • Proximity to SR 826/Palmetto Expressway brings road noise to some units

Our take

Alexan Ludlam Trace is a newer 115-unit community in the western end of Coral Terrace, built along the Ludlam Trail linear-park corridor that's reshaping this part of Miami-Dade. It offers some of the most modern finishes and broadest unit mix in the neighborhood, at a rent premium over Coral Terrace's older housing.

About these pros & cons How we build these pages: we read publicly available resident reviews (Google, ApartmentRatings, Yelp, Reddit and similar) for each community and summarize the recurring themes in our own words. We don't copy review text, we don't display star ratings we didn't compute, and no complex has paid to appear or to have anything removed. Cons reflect what residents report — experiences vary. Rent ranges come from public listings and change often; always confirm current pricing, fees and policies with the property directly.
