Bellair-Meadowbrook Terrace is a densely populated unincorporated community in Clay County immediately south of the Town of Orange Park, built around the Wells Road and Blanding Blvd commercial corridors. Nearly all of its apartment stock uses an "Orange Park, FL" mailing address even though it sits outside the small incorporated Town of Orange Park.
As of mid-2026, Wells Road hosts a cluster of established, moderately priced apartment communities — Reserve, Victoria, and Laurel Grove — that together give the CDP a meaningfully larger apartment supply than most Clay County unincorporated areas, with rents generally running below Jacksonville-proper averages.
